Commercial Property Management Group (CPMG) has extensive experience in all facets of property maintenance and preservation. We provide cost effective, consolidated solutions to real estate repairs and daily maintenance. Our priority is to secure, protect, and transform properties that have undergone foreclosure, default, or are in bank owned status to marketable conditions. CPMG offers experience, knowledge and efficiencies that come with over 60 years cumulative experience in the real estate business.

We ensure that properties and grounds are well-maintained at all times, contract and supervise all repairs and improvements, and manage hurricane preparations. Our staff regularly inspects all properties, is on 24-hour emergency call 365 days a year, and is proactive by taking care of problems diligently. All work is documented with photos of before and after.

Many lenders are finding it easier and more cost-efficient to use established property preservation companies. We aim for the highest quality for the dollars spent. Centralized purchase control commands volume discount prices. The savings are subsequently passed along to our clients.

The following are some of the services provided (all work is photographed and documented):

  • Initial Property Inspection – determine the occupancy status and overall condition of the property
  • Securing the Property – change locks, install lock box, secure pool or hot tub to local code, board up broken windows until they can be replaced
  • Emergency Repairs – identify repairs to prevent property damage or loss
  • Code Violations – address and correct all existing violations
  • Vacant Property Registration – if local ordinance requires registration, requirements will be met
  • Debris Removal – personal property, interior and exterior items, or hazardous materials are removed as authorized by the client
  • Utility Transfers – to ensure uninterrupted electricity service to deter vandalism and inhibit mold growth
  • Environmental Remediation – aid in the identification and resolution of biohazards such as mold, Chinese drywall, and other miscellaneous biohazard issues
  • Lawn Maintenance – initial and reoccurring lawn services as required by local code ordinance, HOA, or client
  • Janitorial Services – all bedrooms and bathrooms are cleaned to sanitary standards, floors are vacuumed or mopped,   and all fixtures are cleaned
  • Pool or Hot Tub Maintenance – based on client’s requirements, it will be drained, cleaned, and refilled as necessary. Weekly chemical maintenance and other services will be provided to maintain cleanliness.
  • Property Inspections – all properties are inspected on a weekly basis
